&lt;p&gt;Most individuals don&amp;rsquo;t really know if they have good insurance coverage until they need it. Unfortunately, that&amp;rsquo;s the worst time to find out! The avg person doesn&amp;rsquo;t look forward to choosing an insurance company and so, it is ultimately approached as a &amp;ldquo;task&amp;rdquo; in which the sole purpose is to acquire the necessary documentation to stay compliant with your mortgage company. You may pay your premiums for years, all the while thinking you are fully covered in the event mother nature strikes. Unfortunately, this may not be the case! When you set out to accomplish the &amp;ldquo;task&amp;rdquo; of finding insurance, rather than the &amp;ldquo;goal&amp;rdquo; of making a well-informed decision, it will almost always end up costing you much more down the road. Trying to understand an insurance policy is a tedious task and may not seem like such an important decision, but try and tell that to someone whose been on the receiving end of a bad policy. You&amp;rsquo;ve heard the term, &amp;ldquo;hindsight is 20/20&amp;rdquo; right? Obviously, we don&amp;rsquo;t expect you to quit your day job, or feel the need to learn the entire insurance industry. That&amp;rsquo;s why we wanted to provide some insight to get you started on the path to protection.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Get Quotes&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;For this I&amp;rsquo;d venture to say, 90% of people get competitive quotes to accomplish the &amp;ldquo;task&amp;rdquo; of choosing insurance. In these modern days, it&amp;rsquo;s not uncommon to use a 3&lt;sup&gt;rd&lt;/sup&gt; party source to obtain these quotes. Some may request quotes individually from companies they&amp;rsquo;ve been referred to or have used in the past. Either way is viable. This being said, if no further consideration is given, it becomes a game of price shopping as opposed to smart shopping. Have you ever shopped for a computer, or maybe a tv? Then I&amp;rsquo;m guessing price wasn&amp;rsquo;t the primary consideration and you ended up doing a little homework before making your decision. With that in mind, remember you are shopping for protection! For peace of mind! &amp;nbsp;Putting in the extra effort NOW is paramount to making the best educated decision and can save you tens of thousands of dollars. Now, I&amp;rsquo;m not saying you need to have the highest premiums and deductibles to receive good coverage. What I am saying is, what&amp;rsquo;s in the policy (or not in the policy) is equally important as price. Getting competitive bids is only step 1. You must then know what questions to ask each provider, so you&amp;rsquo;re truly comparing apples to apples.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Deductibles&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When discussing the cost of your options with an agent, many will choose an option solely by evaluating the potential of needing to file a claim in the future. Why? Because the amount of your deductible influences the cost of your premiums. The odds are, if you have a larger deductible, then your premiums will be lower (and vice versa). This is a natural process of selection when choosing the right option for you and your budget. However, did you know the amount of your deductible can change with many different providers based on the reason for your claim. Let&amp;rsquo;s say you&amp;rsquo;ve opted for a $3k annual premium with a $1k deductible per claim, and you suffer a loss due to storm related damage (i.e.. Hail, Wind, Tornado). Your carrier or policy may state that you owe a higher deductible for particular causes of damage, and your deductible for that incident is now anywhere from 1% to 5% of your home value. That means, if your house is valued at $200k and sustained hail damage, your deductible could be as much as $10k!!! Not the $1k you thought you agreed to.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How to Read Your Policy&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The main portion of the policy will outline what they will pay for &amp;amp; what they won&amp;rsquo;t pay for. &lt;strong&gt;As tedious as it may sound, &lt;span style=&quot;text-decoration: underline;&quot;&gt;you must read your policy&lt;/span&gt;&lt;/strong&gt;. We recommend reading it 1 clause at a time. Don&amp;rsquo;t expect to read it straight through! Read each clause slowly and repeatedly until you either understand it, get a general understanding, or can formulate questions or concerns regarding it. Have a highlighter and pen on hand when doing so. You will want to identify particular areas and write questions or notes throughout. As you read, make sure you try and envision how each clause may relate to you and your home. By doing this, you will gain the much needed insight you&amp;rsquo;ll require to begin addressing your questions/concerns with an agent. We want to reiterate, there is no stupid question, no limit to the number of questions/concerns you may have, no limit to the number of calls you can make, and no time limit. As you are reading your policy, &lt;strong&gt;pay particular attention to the word &amp;ldquo;&lt;span style=&quot;text-decoration: underline;&quot;&gt;not&lt;/span&gt;&amp;rdquo;&lt;/strong&gt;. For example, phrases like &lt;strong&gt;&amp;ldquo;we do not cover&amp;rdquo;&lt;/strong&gt;, &lt;strong&gt;&amp;ldquo;will not apply to&amp;rdquo;&lt;/strong&gt;, &lt;strong&gt;&amp;ldquo;will not include&amp;rdquo;&lt;/strong&gt;, etc.&amp;nbsp; These types of phrases will automatically help you focus on specific areas where you may not have adequate coverage. Polices &lt;em&gt;may&lt;/em&gt; not be written with the intention of confusing you, &lt;span style=&quot;text-decoration: underline;&quot;&gt;but they are &lt;em&gt;certainly&lt;/em&gt; not written&lt;/span&gt; to make it easy for you to understand! Just keep in mind, &lt;strong&gt;You Can Do This&lt;/strong&gt;!&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;strong&gt;How to Customize Your Policy&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Each provider has their own general &amp;ldquo;policy&amp;rdquo;. This is their standard policy and basically the building block of your coverage. If you asked 20 of your neighbors to see their policies, at first glance they&amp;rsquo;d basically all read the same way. However, they may all be different! &lt;span style=&quot;text-decoration: underline;&quot;&gt;This comes down to 1 thing&lt;/span&gt;, &lt;strong&gt;Additional Endorsements/Riders&lt;/strong&gt;;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Additional Endorsements/Riders typically call for added protection. For example, many standard policies do not automatically account for the increased costs associated with meeting the required building codes. This is where you would opt to add a &lt;strong&gt;Building Ordinance endorsement&lt;/strong&gt;, also referred to as Ordinance or Law Coverage. Let&amp;rsquo;s say your roof was damaged by a hail storm and requires replacement, but the current ordinance states your decking does not mean code. The additional cost to add new decking would be an out of pocket expense to you without the added endorsement. My policy states:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;ldquo;&lt;em&gt;payment will not include any increased cost due to the enforcement of building codes, ordinances, or laws regulating construction&amp;hellip;&amp;hellip;&lt;/em&gt;&amp;rdquo;. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Well, the &lt;strong&gt;Extended Roof Coverage endorsement&lt;/strong&gt;&amp;nbsp;I had added to my policy says; Yes, it is covered!!&lt;/p&gt;
&lt;p&gt;Ask your agent to outline additional endorsements you may want to consider.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Beware of the Roofing Exclusion&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Roofing exclusions can save you a considerable amount on your premiums. However, this only benefits the insurance company when it&amp;rsquo;s your turn to file a claim! Roofing is one of the most expensive repairs you could incur with home ownership and the insurance companies are keenly aware of this. Any clause pertaining to less than full coverage of your roof should absolutely be addressed and corrected. Not only is the roof cost a considerable one but your roof protects everything below it! Here&amp;rsquo;s one example of a roof exclusion:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;&amp;ldquo;In consideration of no change [or reduction] in premium, it is hereby understood and agreed that this policy does not cover the roof of the dwelling described herein against wind or hail damage, nor shall it cover any direct or indirect interior damage caused by, resulting from, or contributed to by rain, snow, sand or dust entering through the roof and causing damage&amp;rdquo;.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Here's how the clause above can affect you. Assume your roof sustains considerable damage from a peril such as wind or hail. Not only does the Insurance company NOT owe for the roof, but they &lt;strong&gt;WON&amp;rsquo;T OWE&lt;/strong&gt; for any interior damage that may be incurred. If you think roofing is expensive you don&amp;rsquo;t want to know what new insulation, drywall, paint, flooring, framing, personal property, etc&amp;hellip; will cost in addition to that roof! Here&amp;rsquo;s another example of a roof exclusion:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;&amp;ldquo;Building structure reimbursement will not apply to: roof surface(s) when the loss is caused by windstorm or hail&amp;rdquo;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This clause is easier to understand. It obviously tells me I don&amp;rsquo;t have full coverage for my roof. Remember the word &lt;strong&gt;&amp;ldquo;not&amp;rdquo;&lt;/strong&gt;, and the phrases I mentioned earlier? As you can see in the examples above, two different variations were used (&amp;ldquo;does not cover&amp;rdquo; &amp;amp; &amp;ldquo;will not apply&amp;rdquo;). Fortunately, endorsements/riders can be added to the policy that can correct exclusions such as these.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;strong&gt;Know The Company Your Dealing With&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Let&amp;rsquo;s assume you&amp;rsquo;ve found a few companies who have addressed your concerns. All of which, appear to be on an even playing field regarding policy and price. There may be a way to choose. Consider this; Will they be difficult to deal with if I file a claim? How would I know? My best advice is to call a contractor that commonly handles insurance restoration and ask them! Some insurance companies are much more difficult to work with than others, whether it be approving a claim or how they pay out on claims. &amp;nbsp;We deal with insurance claims on a daily basis and have extensive experience working with most Insurance Companies. The insurance industry is commonly implementing changes to the way they conduct their business, but we get to see those changes day in and day out. And, we see how it affects the customers we work for, both positively and negatively.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Final Words&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I was literally on the phone with my Insurance company this morning, and it took about 45 minutes of rephrasing the same question before I received a clear answer. I then called back 2 hours later and was on the phone for well over an hour addressing concerns with my own policy. I can&amp;rsquo;t say it was the most joyous thing I&amp;rsquo;ve done today, but I am &lt;strong&gt;SO much better off because I did&lt;/strong&gt;!!!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Just remember, nothing worth doing is easy. Take the time, make the extra effort, and take back the reigns with your Homeowners Insurance. In the end, it will all be worth it!&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Introduction&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;As a General Contractor who also specializes in Insurance Restoration, we'd like to share our experiences with customers whose homes/properties are insured through Allstate. Being that our job requires we work with all insurance companies, we wanted to outline some of the differences which Allstate sets itself apart (and not in a good way). In this discussion, we will be talking about Hail claims.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Everybody&amp;rsquo;s Getting New Roofs, Do I Need One Too?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Well, &amp;ldquo;need&amp;rdquo; and &amp;ldquo;get&amp;rdquo; can be two very different things when it comes to Insurance Claims which could end up costing the insured thousands of dollars. If recent storms have affected your area, it&amp;rsquo;s always important to have a Pre-claim inspection conducted by a knowledgeable Contractor. What they find might suggest &amp;ldquo;need&amp;rdquo;, but not &amp;ldquo;get&amp;rdquo;. Let me explain, this comes down to meeting the criteria of &lt;strong&gt;your particular Insurance Company, not your neighbors&lt;/strong&gt;. Using this criteria, an Insurance Adjuster will determine if storm damage, in this case &amp;ldquo;hail damage&amp;rdquo; warrants replacement of damaged items such as your roof. As an example, Allstate's criteria to establish this is based on the amount of damage found within 100sf of your roofing materials (not unlike every other insurer), however, Allstate may require 13-16 hail hits within this 100sf, whereas, State Farm may require 5-8 hits per 100sf. This means that Allstate must find Double the amount of damage to warrant replacement, so if your roof is damaged, by the standards of countless other companies, you are stuck with a damaged roof that you are now responsible for replacing. Meanwhile, your neighbors&amp;rsquo; roofs are being replaced and YOUR premiums are still likely to Increase. Why? Simply put, your premiums do not increase for filing a claim or being paid for a claim due to a catastrophe, they increase due to other claims being filed in &quot;your area&quot;. Wait! No new roof AND higher premiums? Guess who&amp;rsquo;s holding the short end of the stick here (or proverbial &amp;ldquo;bag&amp;rdquo;)?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Estimating the Cost of Damages&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Either Allstate Adjusters, or the policies being outlined for their adjusters, can be extremely hard to deal with! While they may act kind in their dealings with you, this often changes once a contractor is involved. This reason is simple and unfortunate. When dealing with an insured, an insured is typically unfamiliar with how this process works, what they should be covering, why they should be covering it, and what it costs to repair. It's typically easy street for the adjuster at this point, however, when someone knowledgeable in these areas addresses concerns or differences with their findings or cost of repairs, whoa Nelly!!! Easy street just got difficult, and they sure rise to the occasion (being difficult, that is). The way we see it is basically; &amp;ldquo;let me help explain why a prescribed repair or repair price may be unreasonable so we can do right by the insured&amp;rdquo;. This is meant to be a team effort, and several other Insurance companies see it the same way. NOT Allstate! It has unfortunately been all too common for the tone of the conversation to become overbearing, argumentative, not open for discussion, and extremely &quot;Matter of Fact&quot; when defending their actions. These adjusters are not above being flat out rude, at times. They may even say, &quot;if that's not enough, don't take the job&quot; or &amp;ldquo;others may pay for it, we don&amp;rsquo;t!&amp;rdquo;, or even my personal favorite &amp;ldquo;if that&amp;rsquo;s not enough, use some of the profit from other parts of the job&amp;rdquo;! Our problem with this is, it ends up leaving the property owner to settle for someone &lt;em&gt;willing&lt;/em&gt; to take the job, as opposed to selecting the company of their choosing. If we are asking for fair market value of repairs, it is so the property may be restored properly. This process is important, because not all projects are equal! &amp;nbsp;Each restoration will call for different variables and asking a computer software to properly process those considerations would be simply impossible. We use the same estimating software as most insurance companies and it is an excellent software. However, it still requires the help of human&amp;rsquo;s consideration and problem solving ability. That&amp;rsquo;s where we feel the discussion with the adjuster is an integral step in estimating construction costs.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What is RPS coverage??&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Have you ever heard of a Homeowners Policy with &lt;strong&gt;RPS coverage&lt;/strong&gt;?? Neither have we, until recent. Google it, there is little to no information available! I just spent more than an hour being transferred from one Allstate department to the next, and not one person had even heard of it (not to mention, capable of explaining it). I've called local agents and left messages but have not yet received a response. It is alarming to me, how non transparent it is. An &lt;strong&gt;RCV policy&lt;/strong&gt; is for Replacement Cost Value, and upon completion of the prescribed repairs you get paid in full (less your deductible). An &lt;strong&gt;ACV policy&lt;/strong&gt; stands for Actual Cash Value, and upon completion of the prescribed repairs you will not receive depreciation. Therefore, you&amp;rsquo;re now responsible for your deductible and the depreciation amount. Think that last one was bad, in walks an &lt;strong&gt;RPS coverage&lt;/strong&gt;. Now, I'm not saying other companies aren't trying to offer the same policy changes, what I'm saying is we've never heard of this or seen it with any other Insurance company apart from Allstate. I made it a mission to find clarity, and believe I may have found the answer. RPS basically means they can issue you, and charge you, for an RCV policy but pay you as an ACV policy!! How, you ask?? Well, if your roof becomes 10 years old, they only owe you the ACV portion. Again, the ACV portion would be the cost of the repairs, minus the depreciation, then subtract your deductible from that! To the best of my knowledge, this is how it would work out:&lt;/p&gt;
&lt;p&gt;Assume you have a 30yr Architectural roof that is now 15yrs old (half way through its life), you would then depreciate it by 50%. Here&amp;rsquo;s an example;&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot;&gt;Cost to replace roof&amp;nbsp;&amp;nbsp; $20,000.00&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot; align=&quot;center&quot;&gt;(minus 50% depreciation)&amp;nbsp; $10,000.00&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot; align=&quot;center&quot;&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;&amp;nbsp; &amp;nbsp; &amp;nbsp; (minus your deductible)&amp;nbsp;&amp;nbsp; $2,500.00___&lt;/span&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot; align=&quot;center&quot;&gt;&lt;strong&gt;Allstate now only owes &lt;/strong&gt;&amp;nbsp;$7,500.00&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot; align=&quot;center&quot;&gt;&lt;strong&gt;And You&amp;rsquo;ll Owe&lt;/strong&gt; $12,500.00&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Important Note&lt;/span&gt;&lt;/em&gt;: From the two articles I managed to find (and have attached), It is stated as though this type of coverage applies to &lt;strong&gt;All&lt;/strong&gt; Allstate Customers. Again, these are examples, so be sure to check with your agent!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Don&amp;rsquo;t Let This Be You&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Earlier this month, we were present at the time of one of our customer's adjustments. Allstate in fact, did determine the roof met the criteria for replacement. When the customer received the estimate of repairs in the mail, he came to find, of the $20,000.00 in prescribed repairs, he'd be responsible for more than $10,000.00 of it!!!! Mind you, he has been with Allstate for 20+ years, and doesn&amp;rsquo;t believe he&amp;rsquo;s ever filed a claim. Shouldn&amp;rsquo;t 20 years of premiums be enough to cover the full cost of repairs? You&amp;rsquo;re right, it should.&lt;/p&gt;
&lt;p&gt;Lastly, a scary afterthought: If this gentleman cannot afford the repairs, can his insurance company now say they can no longer insure the property and drop him from coverage??? Roof and Siding replacements happen to be two of the most expensive repairs a property owner may require, make sure your insurance is written with the proper coverage for these type of repairs.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Bottom Line&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&amp;nbsp;&quot;You get what you pay for&quot;&lt;/em&gt;, or in this case, &lt;em&gt;&amp;ldquo;what &lt;span style=&quot;text-decoration: underline;&quot;&gt;THEY&lt;/span&gt; pay for&amp;rdquo;&lt;/em&gt;. Therefore,&amp;nbsp;it's important you ask yourself; Are the premiums I pay, truly protecting me? In the end, you'll have to decide which Insurance is best for you. 		<content type="html">&lt;p&gt;After having her roof replaced roughly 6 years ago, Paula H. immediately started experiencing leaks to several areas in her home and garage. After several trips, they managed to stop 3 of the 5 leaks (check out the attached pictures to see how they did it). Considering 2 leaks remained, a friend had pointed out that the step flashing might have been installed improperly. When she brought this to their attention, the owner of the company told her there was nothing they could do to help her because they were a roofing company and the siding would have to be removed to properly install the flashings. Exhausted, defeated, and battling cancer, she had no choice but to live with it for 2 more years, until a hailstorm came through. She took great effort to find a respected company and was referred to another roofing company by her homeowners association. This company assured her that all of the problematic areas would be addressed properly during the re-roofing process. Low and behold, they reinstalled all of the flashings in the EXACT SAME MANNER! Now Paula has undergone 2 re-roofing projects in the last 6 years, and still has the leaks. The company did make a few trips back since the install, but only to apply adhesives on top of adhesives, as opposed to fixing the problem properly. Thank god the cancer is at bay, but Paula is still exhausted, and at this point feels relatively helpless. She proceeded to find someone who may be able to help her. That's when she contacted Ridgid Construction. After hearing just some of what she was left dealing with, the owner himself was at the property to meet her within 15 minutes. What he heard and saw, was equally appauling! Flashings with large gaps allowing water to flow unrestricted into the home, galvanized flashing metal hanging from behind the gutters, and boards haphazardly placed along only 1 of several areas requiring attention. The challenge now, is to determine how to fix the absolute mess left behind!&amp;nbsp;&lt;/p&gt;</content>

		<description>&lt;p&gt;While this is not uncommon to find, following severe wind and hail, the amount was far in excess to what would be considered normal. Justin with Ridgid Construction conducted a full evaluation of the roof, as well as a 13 point inspection to the rest of the property. During the inspection, it became clear there was in fact hail damage, but the amount was unsettling. This was due to 2 reasons, when his home was built, they had used a 1&quot;x 8&quot; plank decking which did not provide a solid substrate for the shingles.&lt;/p&gt;
&lt;p&gt;And second, The roof did not have adequate roof ventilation, which was causing the shingles to degrade at a much faster rate. In our area, these are both extremely common problems. Justin went on to find that the Roof wasn't the only portion to sustain damage. Joe's Gutters &amp;amp; Downspouts were dented, his fence sustained both structural &amp;amp; cosmetic damage, the condenser fins of his air conditioner were damaged, and his fascia wood on the home now require replacement and new paint. He recommended that Joe file a claim with his homeowner's insurance and agreed to meet the insurance adjuster to ensure all items were accounted for and required replacement.&lt;/p&gt;
&lt;p&gt;Following the adjustment, the insurance adjuster was in agreement with Justin's scope of repairs. Justin also provided the &quot;to date&quot; building codes which state that plank decking is no longer considered code, so the insurance company is paying for a brand new re-deck.&lt;/p&gt;
&lt;p&gt;Ridgid Construction is a multi faceted General Contractor and services all of the aforementioned tradework, Joe now has a blanket warranty covering all services provided!&lt;/p&gt;</description>

		<title>Downtown OKC Condominiums</title>

		<description>&lt;p&gt;Always up for a challenge, Justin (Ridgid's owner) decided to take it on. He spent a couple months analyzing, measuring, preparing estimates, meeting with the Association to discuss options and concerns, and drafting the final contract. He worked diligently with their insurance adjuster and was finally able to get the claim approved and arrive at a fair and complete claim settlement that covered all of the damage, including code upgrades. Finally, with all details worked out, Ridgid began the first phase of the restoration process.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The first order of business was fall safety! Pitched metal roofs are nearly impossible to maneuver, even with fall safety gear.&amp;nbsp;Custom designed steel brackets were fabricated to apply to the high walls in order to accommodate metal fall safety lines for the painting and roofing crews to tie their harnesses off to. An OSHA approved safety plan was put in place to ensure a safe project. Temporary fencing, dumpsters, portable toilets, and equipment were set up on vacant lots we rented across the street from the complex. Occupants of the condominiums were notified that work was to begin and given an estimated schedule of projected progress.&lt;/p&gt;
&lt;p&gt;Prior to tackling the metal roofing &amp;nbsp;the concrete block walls, which were saturated with moisture due to old, peeling coatings, had to be stripped and sealed to prevent future moisture problems. During this phase of the restoration, we were contracted to do the block wall coatings on everything above the roof-lines to prevent roof leaks. They were pressure washed and scraped (and scraped and scraped) to remove the old, deteriorated coatings and expose the block enough to apply Benjamin Moore Masonry Sealer, Block Filler and the Elastomeric Coatings. This was done under the watchful eye of the Benjamin Moore rep to ensure a warrantable outcome. Once the exterior coatings were complete, the roofing process began.&lt;/p&gt;
&lt;p&gt;The 10' concrete walls surrounding the entire complex prevented access for normal delivery of the new standing seam metal roofing material... and since all the main roofs were so pitched, they did not provide a surface to store the new roofing material once delivered. &amp;nbsp;The solution? &amp;nbsp;The metal roofing was lifted into the complex by crane, requiring special permits and road closures. The project was done one building at a time. Each building had a courtyard in the center, so three stories of scaffolding were set up in the courtyard of each building, providing a surface to place the material so the roofing crews had access to it. The crates were carefully numbered to facilitate situating the panels in the order they were to be installed. The old metal was torn off and manually lowered to ground level to be moved to dumpsters set up outside &quot;the wall&quot; for recycling. &amp;nbsp;Rotted decking and fascia was removed and replaced as necessary. An upgraded underlayment of high temp ice and water shield was applied to all surfaces to provide added protection.&amp;nbsp;Fascia, soffits, and gutters were installed (due to the placement of the original gutter system, they did not effectively collect water, so they were redesigned by incorporating them into the top of the fascia panels - problem solved). &amp;nbsp;24 gauge standing seam metal with Kynar/fluoropolymer finish was applied. Hundreds of feet of reglets were cut into the block to apply counterflashing to ensure no water penetration where the roofing met the walls. Modified bitumin flat roofs that were deteriorated both due to age and years of standing water since they were not pitched for runoff. They were torn out, built up for runoff and replaced with TPO roofing systems with new gutters for drainage. &amp;nbsp;8&quot; downspouts were custom fabricated and installed, careful to stay in the same formation as the original downspouts since they ran into an underground drainage system. Wall caps were fabricated and installed at the top of the massive firewalls. Skylights were replaced. Deteriorated window jambs were replaced and resided,&amp;nbsp;wood siding on areas above the roof-lines was replaced with James Hardie cement siding and painted. Finally snow guards and finishing touches were completed. Kudos to our crews who were not phased by the working conditions or plagued by a fear of heights. They literally rose to the occasion - working off of scaffolding, walk planks, ladder jacks, extension ladders, safety lines, balconies...&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Many challenges presented themselves during the course of this project, but each one presented a unique opportunity to problem solve. &amp;nbsp;It was very rewarding and we appreciate the opportunity. It gives a tremendous sense of satisfaction knowing how happy the residents are with their dry buildings and the major facelift we were able to help them achieve.&amp;nbsp;&lt;/p&gt;</description>
		<content type="html">&lt;p&gt;After their condominium complex was severely damaged by hail, there were two main obstacles facing this Condo Association. The first was getting their insurance claim approved and getting a fair settlement to restore the buildings. The second was finding a contractor willing to undertake such a daunting project.&lt;/p&gt;
&lt;p&gt;Upon first meeting with the Condo Association members, they said they had contacted several contractors to get bids in the past, but none of them ever returned. They understood why... it was a bit of a logistics nightmare.&amp;nbsp;Built in downtown OKC in 1984, the complex consists of 48 units, a pool house and a swimming pool in the main courtyard, completely surrounded by 10' concrete walls. The buildings range from three to four stories high with garages below. Back in the day, the architects received accolades for designing and building such a contemporary and unique structure, but it would seem there was little consideration given in the design for future exterior maintenance and repair. Aside from being completely enclosed by a 10' concrete wall with no opening for access besides the 4' wide gates, there was very little space between structures inside. The main roofs are standing seam metal roofs with a 7:12 pitch. There are nooks and crannies everywhere with hidden roofs over balconies on every level, flat roofs, downspouts wound around corners, over and under balconies eventually running into a below ground drainage system, firewalls extend up to 20' above the roof-lines. There are catwalks, balconies, and open stairwells everywhere. In other words, just getting to the work to be done was a challenge.&amp;nbsp;&lt;/p&gt;
